12 points to know before buying land in Kerala


1. Width of the road

 

Even if you may not have a car now, you are likely to have one in future.

Minimum 7 feet is required if you need to drive in a SUV. Even when you are

trying to sell the land  ,it becomes an important criteria. Also check if the road

is wide enough for a truck. During different stages of construction, you will

require a truck to come inside your plot to unload things, which if not possible

will increase the labor cost.

 

 

 

2. Direction of the plot

 

North or  East facing plot are ideal if you are looking for your house to be done

as per vastu specification.

 

  

 

 

3. Low and high land

 

Is the land in a low area? Then have a look at the land during rainy season. Find

out how the water is managed during heavy rains. When purchasing elevated

land consider the cost of retaining wall also.

 

 


4. Recently filled land

 

Check out if the land is a recently filled plot. It will take minimum of 10- 15

years for the soil to be firm for construction without taking additional

measures. Else the construction cost will increase a lot in the strengthening the

basement.

 

 


5. Shape of the plot

 

Square and rectangular plots provides the maximum area for construction

especially when the  land is lesser than 3 cents.

 

 


 6. Future road width

  

If the plot is facing a main road, find out the future plans for that road from

government offices. It will help you to let you have an idea of how much area

you will get for actual construction and then take informed decisions.

 

 


7. Agricultural land

 

 Was the land previously used for agricultural purpose like paddy cultivation

and then later  filled. Such lands tends to increase the cost of the total

construction by 10 %  and you might find difficulties when applying for

sanction.

 

  

 


8. Title Deed

 

 Read the copy of the documents with the help of a legal practitioner or

document writer  before paying any advance. After paying the advance ask for

the original copy of the title document to be read.

 

 


9. Encumbrance Certificate

 

Ask encumbrance certificate for a minimum of  12 years. An encumbrance

certificate is evidence that the property in question is free from any monetary

and legal liabilities. It is evidence that the property can be sold as a free title

and the ownership will come to you without any associated baggage. This is a

document that you will be able to procure from the registration authority’s

office. It is your assurance that the property you are about to invest in is clear

of any legal dues and has a marketable title.

 

 

 


10. Water

 

Check out for the water resource either by co-operation water system, well

,bore well or  enough space to plan for rain water harvesting.

 

 

 


11. Proximity to river, lake

  

Is the plot near a water body like river or lake. Consider the distance at which

the house can be constructed from the water body as per government rules.

  

 

 

12. Transportation system


Look for the nearest availability of public transport system in place.
